Why this matters

Give every day a fixed shape so nothing important gets skipped and nobody has to decide from scratch what to work on. This is Franke's rhythm: automation handles the volume, calls happen before doors, doors happen before dark, and every lead that got touched gets logged before anyone goes home. Speed and consistency — not heroics — are what turn a pipeline of pre-foreclosure leads into signed contracts.

When to use this

Every day, whether it's a field day (Mon-Wed) or an office day (Thu-Fri). Read this at the start of the day to know what block you're in and what "done" looks like for that block.

Before you start
  • Leads flowing from the 6 AM scrape and bucketed gold/silver/bronze (see sop-kod-lead-intake-scrape).
  • GHL automations live and firing the day's cadence (see sop-kod-cadence-by-badge).
  • Dialer and disposition system ready to log every call (see sop-kod-dialer-disposition).
  • Roles clear for the day: Jason = door + close + half the calls + in-person appointments. David = GHL automations + half the calls + skip-trace research
    • online appointments.
How to know it worked
  • Every lead touched today (call, knock, or text reply) has a disposition logged before end of day — nothing left blank.
  • Field days hit at least 15 doors.
  • Must-hit (soonest-auction) leads got called and knocked before anything else.
  • Tomorrow's must-hit list exists before anyone logs off.
  • Both Jason and David submitted a best call and a worst call.
If it goes sideways
  • Falling behind on doors or calls. Must-hit leads always come first — if the day is short, cut geography-only leads before cutting a must-hit lead.
  • Sticky-note callbacks piling up unanswered. These are the single best lead signal right now (a pink door notice gets called back roughly 80% of the time) — work these before chasing new cold leads.
  • Skip-trace backlog growing. That's expected on a field day; it's what Thu-Fri's deep-dive block is for. Don't let it block the calling or door blocks on Mon-Wed.
  • A lead has no disposition at end of day. Log it immediately, even if the outcome was "no answer, try again tomorrow." An undispositioned lead can't be routed or measured correctly the next day.
  • Training window keeps getting skipped. Protect this block on purpose — it's not optional filler, it's how the team improves week over week.
